What Is DHOAS?

The Defence Home Ownership Assistance Scheme provides a monthly subsidy towards your home loan interest - paid directly to your lender. The longer you serve, the more you receive.

  • Monthly Subsidy

    The government pays a monthly subsidy directly to your lender, reducing your mortgage interest. Up to ~$981 per month at Tier 3.

  • Grows With Service

    The longer you serve, the higher your tier and the bigger your subsidy. Your entitlement increases automatically as you hit service milestones.

  • Buy, Build or Refinance

    DHOAS covers purchasing an existing home, building a new one, or refinancing an existing loan to a DHOAS-approved lender.

  • Tax-Free Benefit

    The DHOAS subsidy is completely tax-free. It won't increase your taxable income - it's a pure benefit for your service.

    Get Your Subsidy Certificate

    Apply to DVA for your Subsidy Certificate. This confirms your tier, your entitlement, and the maximum loan amount eligible for the subsidy. We'll guide you through it.

    Choose a DHOAS-Approved Lender

    Only approved lenders can issue DHOAS loans. We'll compare the options and find the best rate and features for your situation.

    Application & Settlement

    We handle the application, connect your Subsidy Certificate to the loan, and manage everything through to settlement.

    Subsidy Starts Flowing
